The site is located within the Winston Road Neighbourhood in the Town of Grimsby. This neighbourhood is bounded by Lake Ontario to the north and the Queen Elizabeth Way (QEW) to the south. The area is characterized by a mix of commercial and residential land uses with a number of recent developments underway. The proposed redevelopment of the property will contain a 19- storey building and a 12-storey building. Their programs will include a hotel with conference and banquet facilities, 420 residential units, 1,775 square metres of retail space, and three levels of underground parking.
The proposed development enhances the strategic location of the site through an appropriate built form. Both buildings will be tiered to provide ample transitioning to the surrounding low-rise context. Additionally, the development will define the edges of Winston Road and Windward Drive with an attractive architectural expression, and contribute to a pedestrian-friendly environment through enhanced streetscapes. This development will be transit-oriented and a high-density and compact urban form. Landscaping for the property will include a 1500 square metre park intended as a public space for all Grimsby residents.
Weston Consulting was retained to provide planning services for an Official Plan and Zoning By-law Amendment. Additionally, Weston Consulting will assist in the process for Draft Plan of Condominium and Site Plan Approval applications.
