Located in the heart of Woodbridge in the City of Vaughan, the development of a 7 storey mid-rise building at Highway 7 and Islington Avenue is one of the many developments along this intensification corridor that is reshaping this transit priority corridor.
The site is located at the edge of a residential neighbourhood to the north with primarily low-rise single detached dwellings. The general massing of the proposed building is composed of a 6-storey podium with a setback at the seventh floor. The building placement and design aim to reduce shadow impact on the surrounding context and provide an appropriate transition to the stable residential neighbourhood. The design also includes private balconies, underground parking, as well as indoor and outdoor amenity areas. A sustainable component to the design includes locally sourced materials and finishes consistent with neighbouring dwellings.
Weston Consulting was retained to provide support in Official Plan and Zoning By-law Amendment applications as well as Site Plan Approval. Weston Consulting also represented the client at the Ontario Municipal Board and brokered a settlement with the City of Vaughan for Official Plan Amendment and Zoning By-law Amendment approvals.
