Located in an existing employment area, the approval of a single story industrial warehouse, accessory office and outdoor storage area has presented an opportunity to bring jobs to the Town of East Gwillimbury and provide a local business the opportunity for critical expansion and growth. The development includes a 4180 square metre industrial warehouse, two storey conversion of a residential dwelling to office space, and 3623 square metres of highly coveted outdoor storage.
The site presented many challenges including the relocation of a wetland and high-water table resulting in limited opportunities for infiltration and water reuse. Notwithstanding these issues, the development was approved with a comprehensive wetland compensation and on-site replacement strategy, including enhanced ecological habitat adjacent to an existing significant woodlot on neighbouring lands, and an innovative underground infiltration system to address stormwater management. The resulting development received approval by both the Conservation Authority and the municipality, while also implementing additional sustainability measures to provide a sustainable development.
